If you are thinking about moving to Kerr County or are already living here and wanting to downsize or move to a larger house, one of the first things to consider is what area to go too.
I am going to do my best every few days to introduce you to a new area in our part of the beautiful Texas Hill Country!
Is a gated subdivision south of the river off of Shepard Rees Rd. It is gated and totally high fenced. Homes range from the mid $300,000 range to over $3 million.
It is divided into two phases. 1 &2. Phase one still has some tracts available but the majority of inventory is in phase two. Phase one has larger tracts (4-10 acres) at a lower price per acre than phase two. Also a smaller square ft building minimum. Phase two lots are 2-3 acres and the building minimum is much larger.
Home values have held up very well here and the most recent comparable sales have been in the $170 a square ft range.
The HOA and ACC have reasonable restrictions and unlike some other subdivisions, RV barns are allowed. The entire subdivision is wildlife exempt (low land taxes). The Horizon boasts an array of exotic wildlife including axis, sika, fallow, and antelope. It also does not have a city tax. The current HOA annual fee is $460 which helps maintain the gated entrance and interior roads.
For the hunters there is a wildlife management program in place and residents are allowed to participate in white tail management during white tail season.
